Our professional property inspectors conduct an extensive visual inspection of the property. We invite you to follow along to familiarize yourself with the condition of the dwelling. We will answer any questions you may have in regards to the positive or negative aspects of the property. You will receive a comprehensive easy-to-read computer generated report. Our inspectors review the report with you and provide you with a home maintenance guide.
Property / Site
Inspect the building surroundings such as driveways and grading purely from the impact that these elements may have on the building.
Roofing / Chimneys
Roofing is inspected from an area that does not put either the inspector or the roof at risk. Steep, wet, snow, or ice-covered roofs are not walked on. We observe roof coverings, drainage, flashing, and skylights. Signs of aging, leaks or abnormal condensation on roofing components will be reported.

Electrical / Plumbing
Electrical inspections are visual and operational. We observe the service entrance, distribution panel and check the service size, (60-amps, 100-amps, etc.). Test the operation of light fixtures, switches and most receptacles.
Plumbing inspections include checking water supply, distribution, piping material, fixtures and faucets. Observe functional flow, drainage and checking for leaks and deterioration. |
Exterior / Interior
The exterior is inspected visually at grade level. The inspector's evaluation is based on generally accepted building practices and the age of the components. The interior provides clues to structural problems and is often the area where water leaks are first detected.
Doors / Windows
Interior and exterior doors along with accessible windows will be checked for ease of operation and report on signs of damage, deterioration or non-operability.
Heating/Cooling
The inspector will observe heating equipment, normal operating controls, fuel tanks and automatic safety controls. The inspector shall observe central air conditioning equipment and distribution systems.
Insulation / Ventilation
Since home inspections are non-intrusive in nature, inspections of insulation are limited to the observation of insulation and vapor barrier in unfinished spaces.
Foundation / Structure
The inspector will check structural components and report where deterioration is found. Report signs of cracks in foundation walls or any signs of water penetration into the building.
Steps / Decks
Steps and decks are checked for sturdiness, ease to negotiate, wood deterioration, and cracks in concrete. The railing systems are checked for safety and signs of deterioration.
